Overview

Turning a leased space into your space

Tenant improvements, often called a TI or a build-out, turn an empty shell or a previous tenant's layout into a space that fits your business: offices, open work areas, break rooms, storage and customer-facing space.

ABIA plans the build-out around your lease, your layout and how the business will use the space, and works with the landlord's requirements and the city approvals a build-out usually needs.

Project types

Three starting points for a build-out

  • Shell build-out

An empty space built out from the start: walls, ceilings, lighting and finishes.

  • Second-generation space

A previous tenant's layout reworked to fit how your business operates.

  • Refresh

New finishes and fixtures in a layout that already works for you.

How a project runs

How a build-out runs

  1. 01Talk

We start with your space, your goals and how you want it to work, so the project is understood before anything is priced or planned.

  2. 02Plan

Scope, design options and the order of work are set out together, so you know what is being built and how it will come together.

  3. 03City Involvement

Where the work needs it, city approval, plan review and meetings with the city come before construction starts.

  4. 04Build

The work is coordinated and managed on site, with regular updates so you always know where the project stands.

  5. 05Finish

Final details are completed and the finished space is walked through with you before the project is closed out.

How each stage works

Why work with ABIA

  • One team, start to finish

The same team plans, coordinates and manages your project, so nothing is lost between the first conversation and the last detail.

  • Clear communication

You know what is happening, what comes next and who to ask, before, during and after the build.

  • Options before construction

Layouts, finishes and design alternatives are talked through early, while changes are still simple to make.

  • Craftsmanship you can see

Straight lines, clean transitions and finished details. The photographs on this site are the argument.

Cost

What shapes the cost of a build-out

No two projects are priced the same. These are the things that move the number, and the estimate is built from your space and your choices, after we have seen them.

Questions

Commercial Tenant Improvements: common questions

If yours is not here, ask it in the form and we will answer it directly.

All questions and answers
01Can you work with our landlord?

Yes. Build-outs often need the landlord's sign-off on plans. The work is planned so it fits the lease and the building's requirements.

02What is a tenant improvement allowance?

An amount some landlords put toward a tenant's build-out. The scope can be laid out so you can see how the work compares with your allowance.

03Can the space be ready for our move-in date?

The schedule is set in the planning stage around your lease dates, so you know early whether the timing works and what it depends on.

04Do build-outs need city approval?

Usually. Plans go through review and approval before construction starts, and that stage is part of the project.
